How to Hire a Contractor at Possum Kingdom Lake: 10 Questions to Ask

Search "best contractor Possum Kingdom Lake" and you'll get directories, ads, and companies from Dallas and McKinney with a PK landing page. Ask for addresses and communities: Gaines Bend, Sportsman's World, The Cliffs, the Peninsula. Anyone can show a portfolio; PK addresses mean they've dealt with this rock, these slopes, and these HOAs.

3. How do you handle drainage on this slope?

This one question exposes more bad contractors than any other. Nearly every failed wall, cracked patio, and heaved slab at PK traces back to water. If they don't bring up drainage before you do, keep looking.

4. Do you know the BRA requirements for my lot?

Much of PK's shoreline is Brazos River Authority lease land, and work near the waterline involves BRA rules. A contractor who's never dealt with the BRA is going to learn on your project — and your timeline.

5. What happens when you hit rock?

Not if — when. Most PK lots have limestone near the surface. Ask how it affects the quote. A pro prices it up front; an amateur "discovers" it mid-job and hands you a change order.

6. Is your quote written, itemized, and final?

Sight-unseen quotes at PK are guesses that get revised. A real number comes after someone walks your lot — and it should include site prep, not hide it.

7. What's your warranty — in writing?

"We stand behind our work" isn't a warranty. Get years and terms on paper. Ours is a 5-year written workmanship warranty, and we're still at the lake to honor it.

8. How will you keep me updated if I'm in DFW?

Most PK owners are at the lake on weekends and in the Metroplex all week. Ask about photo updates and video walkthroughs. If they look confused, they haven't worked for lake owners.

9. Are you licensed and insured — and can I see it?

A legitimate contractor produces proof of insurance without flinching. Anyone who dodges this question is answering it.

10. Who do I call if something's wrong in three years?

Storm-chasers and out-of-towners are gone by then. The honest answer is a name and a phone number of someone who still lives here.
