What Does an Outdoor Living Space Cost at Possum Kingdom Lake?
It's the first question everyone asks, and most contractors dodge it. We won't give you a fake number — every lot at PK is different — but we will tell you honestly what drives the price, so you can plan without getting blindsided.
Why there's no single price
An "outdoor living space" can mean a simple covered patio or a full outdoor room with a kitchen, fireplace, and lounge. Those are wildly different budgets. On top of that, where you build at Possum Kingdom Lake affects cost as much as what you build. Here's what moves the number.
What drives the cost at PK
1. Site prep — usually the hidden one. Most PK lots slope toward the water over shallow limestone. Before you can build a flat, usable space, you often need a retaining wall, grading, and drainage. On a steep Gaines Bend or Cliffs lot, site prep can be a meaningful share of the budget. On a flatter lot, much less. This is the line item out-of-town quotes routinely miss — and then "discover" mid-project.
2. Size and scope. A covered patio is one number. Add an outdoor kitchen, and you're adding cabinetry, counters, a grill, plumbing, and gas. Add a stone fireplace, and you're adding masonry. Each is a real, separate cost.
3. Materials and finishes. Stamped concrete vs. flagstone vs. natural stone; standard grill vs. full built-in kitchen; basic cover vs. timber-truss roof with lighting and a fan. Finishes swing the budget significantly.
4. Access. Gated communities, tight lots, and steep frontage make it harder to get materials and equipment in. That's labor and time, and it shows up in the price.
How to get a number you can trust
Be wary of any quote given without someone walking your property — at PK, a quote sight-unseen is a guess that gets "revised" once they hit rock or realize they need a wall. A real quote comes after someone reads your slope, drainage, and access.
